Checkerboard stone flooring, sculptural plaster stair detailing, and the custom white oak arched elevator door and continuous stained baseboard reference classic Old Florida design, while the high gloss coral paint and antiqued mirrored elevator walls beyond introduce the home’s playful use of color and design from the very first moment.”

“Bathed in soft coastal light, the main living room embodies what we’ve come to describe as Patina & Provenance- an interior that feels quietly collected rather than newly composed. Layered textures, from woven shades and linen drapery to richly veined marble cocktail tables and a natural fiber rug, create a sense of depth and permanence. Rather than relying on a traditional coastal palette, the room embraces earthy olive velvets, sculptural forms, and architectural detailing that lend warmth and character. Curved plaster elements frame the fireplace, while organic materials and tonal restraint allow the space to feel elevated, enduring, and deeply livable from the moment you enter.”

“Since the dining room is centered between the living room and the kitchen which are aligned on an open concept floor plan, we needed to be very considerate of how to make this space a moment of its own. With no defining ceiling detail, we made the focal point a hand sewn beaded Palecek chandelier placed over an architecturally defining solid walnut dining table by Verellen. Paired with slipcovered, linen dining chairs the space feels elevated, but still casual enough for everyday island living.”

“The kitchen and dining spaces were intentionally designed to feel connected and conversational, blending tailored architectural moments with softer, organic textures. We love the juxtaposition of the substantial wood dining table and woven chandelier against the lighter plaster finishes and expansive natural light pouring in from every direction.”

“The darker stained island helps anchor the space visually, while woven counter stools and layered natural materials keep the overall feeling relaxed and approachable rather than overly formal.”

“We love the dry bar moment, with white oak cabinetry completely wrapped with honed Borghini Marble and a custom architectural shelving unit by Soil and Oak.

We wanted the styling moments throughout the home to feel collected rather than overly polished, so the bar was layered with vintage-inspired glassware, woven trays, natural textures, and entertaining pieces that feel both functional and personal. The soft brass detailing against the marble and warm wood tones adds richness while still maintaining the relaxed atmosphere of the home.”

“Designed to feel serene and quietly elevated, the primary suite pairs limewashed walls with rich oak detailing to create warmth and texture throughout the space. Floral drapery and soft layered linens bring personality and softness, while the custom built-in seating nook anchors the room with a tailored, architectural feel. Expansive windows framed in custom Chivasso drapery capture water views and allow the surrounding landscape to become part of the experience.”

“Limewashed walls add depth and subtle movement, while warm oak ceiling accents introduce architectural character and warmth overhead. A custom built-in window seat creates an intimate retreat within the room, framed by natural light and softened with blush and sky-toned textiles that reinforce the home’s collected, coastal sensibility.”

“The primary bath centers around a dramatic Rosa Aurora marble feature wall, chosen for its soft blush tones and painterly veining. The specialty imported Rosa Aurora marble also tops the oak cabinetry with a modern, exaggerated height backsplash. Warm wood fluted cabinetry, unlacquered brass details, and soft neutral finishes balance the statement marble, creating a retreat that feels timeless, tactile, and quietly luxurious.”

“When the client said they wanted a purple ensuite, we delivered. From importing the perfect shade of lilac paint from Europe to fully color drenching the room in tonal layers, the goal was to create a space that felt immersive, moody, and unexpected while still remaining soft and inviting. One of our favorite details is the floral velvet drapery, which adds richness and depth against the monochromatic envelope of the room. The fabric Aria Flowers by Liberty Fabrics is a hand-drawn and hand-painted floral expertly printed in Italy onto vintage velvet.”

“Like every room in this house, we wanted to create an immersive experience. This guest bedroom was designed to feel transportive, with layered pattern, texture, and rich wood tones creating a moodier interpretation of coastal living. The floral wallpaper adds a sense of old-world charm and artistry, while the dark stained ceiling beams ground the space and bring warmth and architectural depth overhead. The sculptural chandelier, which almost feels like coral or sea foam suspended from the ceiling, is a subtle nod to the island setting without leaning overtly nautical.”

“The office became one of the most playful and immersive rooms in the home. Wrapped in tonal green millwork and tropical wallpaper across both the walls and ceiling. Rather than treating the office as purely functional, we wanted it to feel inspiring and full of personality. The woven desk is a vintage find from 1stDibs and sculptural chandelier add warmth and texture, while the saturated palette creates an enveloping atmosphere that still feels sophisticated and rooted in the home’s Old Florida narrative.”

“Designed as a multifunctional retreat, the loft combines casual comfort with elevated detailing. Custom cabinetry with woven cane insets introduces warmth and texture, while dramatic stone veining behind the television creates a striking focal point. Deep green seating and rich walnut tones add depth and sophistication, balanced by intricate millwork and abundant natural light. Whether used for movie nights, lounging, or gathering with family, the loft was envisioned as a polished yet cozy space to relax.”

“The pantry introduces a playful yet refined layer to the home through Arte’s Botanic wallcovering from the Manila collection. Crafted by hand using layered threads and woven materials, the wallpaper adds rich texture and dimension to the space in quite the dramatic way. Thoughtfully styled by Emily Moss Designs, the pantry reflects the home’s Patina & Provenance philosophy, embracing craftsmanship, warmth, and collected detail in an understated way.”

“The pool area was designed to evoke the feeling of a boutique resort while still maintaining the warmth and intimacy of a private residence. Vintage-inspired scalloped loungers and umbrellas from Business & Pleasure Co., lush tropical landscaping, and symmetrical lounge areas create a sense of nostalgia that feels very rooted in Old Florida style.”

“Because of the unique shape of the lot, a major focus of the design process was creating symmetry and visual balance throughout the outdoor spaces. The pool, lounge areas, layered terraces, and surrounding landscaping were all carefully positioned to establish a strong central axis, allowing the exterior to feel intentional and harmonious despite the challenging footprint.”
